When your clients are locked up, even for a very short period of time, it is traumatic.  The clients --their families and friends -- want a quick release.  And whether your clients did or did not break the law, it’s the Bail Bonder's job to help them get that quick release.

  • We Can Help You By Expediting The Real Estate Appraisal

When real estate is offered as security, you need to know what that property is worth, and you need to know it fast.

There are very few situations in which an appraisal legitimately must be delivered under 72 hours. HOWEVER, we know it is imperative – to your clients and their families and friends – that the appraisal of property being placed as collateral for a bail or immigration bond be given our highest priority.

We offer a specialized appraisal service for you and your clients with immediate response (sometimes even the same day) to your valuation needs.  While an appraisal is a process that normally takes three to five working days (depending upon the complexity of the property)  your appraiser will go to extraordinary lengths to accommodate an expedited report. Because other assignments will have to be re-scheduled, other work in progress will need to be postponed, it is reasonable for your clients to expect a significant increase in the fee for what is considered extraordinary turn-around. But we promise this: we will look at each of your assignments as if the turn around time were to accommodate our own family! Our appraisers have been selected not only for their ability to produce prudent, defensible values, but also for their commitment to meeting your deadlines. Depending upon the urgency and your client's desire to expedite the report, if you order the appraisal before 10AM, a completed report by 7:30 that evening is among our services. 

  • Appraisal Products

In today’s volatile real estate market, you need a professional appraisal that takes into consideration a lot more than just the size or age of the house. Basically, you need to know what a bank needs to know – how much that house would bring on the market if it had to be sold to protect your assets.

All appraisers work under federal guidelines and regulations that require a completely unbiased approach to the appraisal of any property, whether it is for a mortgage or for a private valuation such as you need in the bail bonding industry.  So whichever appraisal product you choose, know that it will give you a true valuation of the property.

We are highly experienced in providing appraisals for

  • Typical subdivision homes on city lots
  • Suburban, urban and rural properties on city lots  or acreage or waterfront locatins
  • "Jumbos" -- homes over 5,000 SF and/or over $1,000,000
  • Manufactured Or Modular Homes -- a specialized appraisal process
  • Vacant Land -- from city lots to rural acreage to waterfront sites

We can provide you with Full Appraisal, an indepth report, pointing out not only the home's value, but its overall condition and any need for repair or additional inspections.  We can also provide what is termed a "Drive By" Appraisal that typically gives you valuation based on the assumption that the house is in "average" condition (with the same indepth research), but provides no inspection of the home.  A "Desktop Valuation" will provide only the typical value of a home in average condition, of similar size in the home's community.  It will not provide photographs of the house or other homes in the area. 

  • Coverage Area

Our primary coverage area includes Harris, Montgomery, Fort Bend and Brazoria Counties.  We also are experienced in and provide appraisals for real estate in an expanded area that includes  Liberty, Polk, San Jacinto, Waller, Grimes, Walker, College Station and Washington counties.  

Should you need an appraisal outside our primary or expanded area, we can frequently accommodate this via our statewide affiliation with other certified appraisers.

  • Fees

Fees within basic coverage area for a "Full Appraisal" are as follows:

  • Basic Urban or Suburban home under 5,000 SF............. $350
  • Rural home on acreage............................................. $450
  • "Jumbos" from 5,000SF to 7,500 SF............................ $700
  • "Jumbos" Over 7,500 SF Quoted Individually
  • Vacant Land  - Urban or Suburban............................. $350                    
  • Vacant Land - Rural ............................................... $450

Additional Fees To Be Considered

  • For Appraisals in Expanded Area................................ $150
  • For Same Day Appraisals.......................................... $200                    
  • For Next Day Appraisals........................................... $150

Reduced Fees for Drive By and Desk Top appraisals are typically reduced by $50  for Drive By Only and by $100 for Desktop Only.

 

  • Standard Payment Methods

For legal transactions, litigation and bail bonding, fees are due and collected at the onset of the inspection.  Payment should be made by cash, cashier's checks or money orders.  A paid receipt will be provided at time of payment.
